This disclosure outlines how Way Out Now conducts its acquisitions, partnerships, and dispositions in a way that protects homeowners, maintains transparency with investors, and honors every agreement made between all parties.

Way Out Now is committed to ethical and compassionate real estate solutions that prioritize stability, dignity, and clear communication.


1. Overview

Way Out Now specializes in helping homeowners navigate complex property situations such as foreclosure, divorce, relocation, inherited properties, and financial hardship.

Our approach is built on three principles:

  1. Transparency – Every structure, term, and timeline is fully explained in writing.
  2. Stability – No client or resident is forced to move without fair notice or agreement.
  3. Dignity – Every transaction is handled privately and respectfully, without pressure or judgment.

2. How We Structure Our Solutions

Each property and client situation is unique. Based on individual needs, Way Out Now may recommend one or more of the following structures:

1. Relocation & Transition Assistance

  • Use for: Seniors, divorces, families in crisis, or relocations.
  • Structure: We may include moving costs, first month’s rent, or temporary housing in the offer.
  • Goal: To help you get settled into your next chapter, not just close the sale.

2. Sell-to-Stay Leaseback

  • Use for: Homeowners who want or need to remain in their home temporarily after selling.
  • Structure: We purchase the property and lease it back for 3–12 months while you transition.
  • Goal: To provide peace of mind and time to plan your next move.

3. Subject-To (Sub2) with Residency Option

  • Use for: Homeowners behind on payments but wishing to stay.
  • Structure: We take over existing mortgage payments, bring the loan current, and create a lease or partnership plan.
  • Goal: To protect your credit and your housing stability.

4. Short Sale Support & Credit Protection

  • Use for: Pre-foreclosure or underwater mortgages.
  • Structure: We negotiate directly with the lender to reduce the payoff balance.
  • Goal: To relieve financial stress and minimize long-term credit damage.

5. Wraparound Financing

  • Use for: Sellers with equity who need flexible debt coverage.
  • Structure: We create a new note that “wraps” around your existing mortgage.
  • Goal: To preserve your financial integrity while resolving your housing situation.

6. Equity Partnership or Profit Share

  • Use for: Sellers who prefer to share in upside potential after repairs or improvements.
  • Structure: We fund renovations and list the property jointly, sharing profits upon sale.
  • Goal: To help you access your property’s full market value.

7. Option-to-Purchase with Monthly Relief

  • Use for: Owners needing income relief before final sale.
  • Structure: We lease with an option to buy while paying monthly relief to cover holding costs.
  • Goal: To provide short-term breathing room while preparing a permanent solution.

8. Fix-and-Assist (Flip with Dignity)

  • Use for: Homes requiring significant repairs the owner cannot afford.
  • Structure: We acquire, repair, and resell while allowing the seller to benefit from part of the value increase.
  • Goal: To ensure owners benefit from their property’s improvement.

9. Debt Consolidation Sale

  • Use for: Owners facing liens, judgments, or layered debts.
  • Structure: We consolidate and pay these obligations through the sale process.
  • Goal: To clear your record and simplify your financial position.

10. Life Event Buyout + Resource Referral

  • Use for: Divorce, death, or medical hardship cases.
  • Structure: We combine a fair buyout with introductions to relocation or counseling resources.
  • Goal: To ensure safety and financial stability during a major life change.

3. Leaseback and Tenant Protection Policy

If your agreement includes a leaseback, residency option, or stay-in-place clause, the following rules apply:

  1. The lease remains valid even after the property is sold.
    Any buyer who acquires the property must honor the existing lease through its full term.
  2. The lease terms are disclosed and recorded.
    • The agreement is separate from the purchase contract.
    • A Memorandum of Lease or Affidavit of Tenancy may be recorded with the county.
  3. All buyers are legally bound to the lease.
    • The buyer acknowledges the lease in writing at closing.
    • The tenant receives written confirmation of their rights.
  4. The tenant (former owner) is introduced directly to the new owner or property manager.
    • You will receive the buyer’s name, contact information, and next payment date.

Way Out Now only sells or assigns properties to buyers who agree, in writing, to uphold these commitments.


4. Buyer and Investor Disclosure

For investors purchasing from Way Out Now:

  • You acknowledge and accept any active leaseback or residency agreement tied to the property.
  • You assume all landlord responsibilities for the duration of that lease.
  • You agree not to terminate, modify, or interfere with the resident’s rights without cause or consent.

5. No Guarantee of Future Tenancy

While Way Out Now honors all agreements for the duration stated, the company does not guarantee any long-term or permanent occupancy beyond the agreed term. Extensions or renewals must be agreed upon in writing between the tenant and future owner.


6. Legal and Financial Responsibility

Each structure described above carries different risks, costs, and outcomes.
Way Out Now encourages every client to review all documents with independent legal and financial advisors before signing.

All agreements are executed in accordance with applicable state and federal laws governing real estate transactions, leases, and property transfers.
